Fire door basics
A fire door is a tested doorset, the leaf, frame, seals, hinges, closer, glazing and signage working as one assembly, designed to hold back fire and smoke for a rated period, usually 30 minutes (FD30) or 60 minutes (FD60). It protects escape routes and compartmentation while people get out.
The number is the tested fire resistance in minutes. FD30 covers most flat entrance and corridor doors; FD60 is typically specified for higher-risk locations such as riser cupboards, plant rooms and some commercial settings. The building's fire strategy decides, and we confirm the rating per opening.
The responsible person, usually the building owner, landlord, managing agent or employer, under the Regulatory Reform (Fire Safety) Order 2005. In residential buildings over 11 metres the Fire Safety (England) Regulations 2022 add specific fire door check duties.
In residential buildings above 11 metres: communal fire doors quarterly and flat entrance doors at least every 12 months on a best-endeavours basis. Elsewhere, frequency follows the fire risk assessment; six-monthly checks are a common benchmark for busy buildings.

Every job ends with an evidence pack: photos, product data sheets, completion certificates and a compliance register mapped to each door reference, built to stand up to auditors and fire risk assessors.

Greater London, covering every borough inside the M25. If your building sits just outside, ask, portfolio work sometimes takes us further.
Monday to Saturday, 9am to 6pm. For occupied buildings we agree access windows and resident notice with your managing agent.
Send your building details through the quote form and we typically respond within one to two working days with a fixed, itemised quotation. Larger portfolios are quoted from a site survey.
Yes. Once we have surveyed and itemised the work, the price per door stands. Anything genuinely unforeseeable is paused and agreed with you before work continues.
