Why start with a survey?

You cannot maintain, budget for or certify what you have not measured. A fire door survey establishes the true condition of every doorset: leaf, frame, gaps, seals, hinges, closer, glazing and signage, and turns it into a schedule you can act on.

For responsible persons, the survey is the foundation of a defensible compliance position. It answers the questions a fire risk assessor, an auditor or a leaseholder will eventually ask: how many fire doors do you have, what state are they in, and what is the plan?

Fire door survey FAQs

A survey is the deep, one-off baseline: every door, fully measured and documented, with a remedial plan. An inspection is the routine repeat check, quarterly or annual, that keeps the record current. Most buildings need a survey first, then a cycle of inspections.
Allow roughly a day per 80 to 120 doors depending on access and building layout. We confirm the programme when we agree the scope, and for occupied blocks we work around resident notice periods.
For a full baseline, yes: flat entrance doors are usually the largest group in scope. Where access fails on the day, the report records the door as not inspected so the gap is visible, and we agree a mop-up visit.
Yes. Portfolio surveys are our normal work. Each building gets its own report and the portfolio gets a consolidated register, so you can compare condition and phase budgets across the estate.
