What the law requires

Under the Fire Safety (England) Regulations 2022, since January 2023 responsible persons for residential buildings above 11 metres must carry out quarterly checks of fire doors in communal areas, and use best endeavours to check flat entrance doors at least every 12 months. The checks must be recorded, and residents must be told why fire doors matter.

In workplaces and non-residential premises, fire doors form part of the fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and routine inspection is how you evidence that they still work.
